Personal Review: The Direct Invest 2 project at Upstone raises significant concerns. With no visibility on the real estate assets, pre-sales, or potential risks, coupled with high delays and a lack of operator commitment, this project poses a considerable financial risk. The absence of a concrete plan for works and unrealized margins also adds to the uncertainty. In conclusion, investing in this project seems highly risky and not advisable.
