Mintos is venturing into fractional bond real estate. This asset class is gaining traction in France and Europe. While the yields are currently somewhat low, it presents an interesting opportunity for geographical diversification and a horizon of over a year. Notably, Mintos offers a secondary market which is not available in France.
Mintos has introduced a new product, allowing investment in fractional real estate through bonds. Investors receive rental income and potential capital appreciation upon resale. With a low entry ticket of 50 euros and bond maturity ranging from 10 to 25 years, investors receive monthly rental income as long as tenants pay. Additionally, there is the option to trade on a secondary market with rental yields at around 5% plus potential capital appreciation.
This month, the performance of Mintos ETFs is under analysis. Historical returns vary across portfolios. The following graph compares the annual returns of Mintos ETFs with the MSCI World. The volatility of Mintos ETFs is generally lower than that of MSCI World due to the less volatile nature of bond ETFs.
Total invested amount on the platform is 10.3 billion euros. Projects overdue by more than 6 months amount to 3.245 million euros, with default projects at 575,766 euros. The average yield at Mintos stands at 10.70%.
Key figures: 1.049 billion euros in profits in 2023. Platform news includes EU License No. 06.06.08.719/534. Investors can invest in over 26 countries in 12 different currencies, but risk factors related to exchange rates should be considered. Monthly total loan volume saw a 100 million euros increase in March 2023 with an average yield of 11.35%. Total interest paid amounts to 242.2 million euros.
