The project presents a good margin and a prime location, but there are concerns regarding the commercialization and the warranty provided to investors. The lack of pre-commercialization and low coverage of the guarantee raise uncertainties.
Considering the high uncertainty surrounding commercialization, guarantee coverage, and the current real estate market, I would recommend caution when investing in the Sainte-Marie project at Raizers. It might be wise to seek more stable investment opportunities with clearer prospects.
