Indemo is an investment platform based in Latvia and licensed by the Central Bank of Latvia. Founded in 2023, it connects investors with real estate loan originators in Spain. The platform provides access to a market segment usually reserved for institutional players. The loans offered are of the DDI type, which stands for 'Discounted Debt Investment', meaning loans that are already in default.

Indemo's Unique Model

What Indemo offers is unique: the company buys real estate at low prices and tries to sell them at auction with a margin, thus generating excess returns in which investors can participate.

PTV Ratio

The key factor for DDIs is the price-to-value ratio (PTV). This ratio corresponds to the price paid for the updated property compared to its real value and determines the final return for the investor.

LTV Ratio

The LTV (Loan To Value) is also taken into account when purchasing debts. The higher the loan value compared to the asset value, the greater the likelihood of an amicable settlement, as it provides additional negotiation leverage for asset recovery.

For the french residents

In France, since January 1, 2018, income from movable capital as well as capital gains from securities sales are subject, when taxed, to a flat-rate withholding tax (PFU) of 12.8%, to which social security contributions of 17.2% are added, making a total rate of 30%.
However, you can choose, when declaring your income, for a global taxation of these income and gains at the progressive income tax rate by checking box 2OP. You may be exempted from the portion corresponding to the flat-rate withholding tax of 12.8% for income tax purposes if your reference fiscal income for year N-2 was less than €25,000 (€50,000 if you are married).
